The Sweet Spot (Less is more!)
As an experienced property photographer, I was shocked at the different performance metrics of listings with too many or too few gallery photos. I quickly realized I had to offer the proper amount of gallery images appropriate to the listing, not necessarily in accordance to the square footage of the property or even the number of pictures I would like to sell.
According to a study by Zillow, (and my experience) the "magic" number of gallery photos for a property listing falls within the range of 22 to 27 images. Listings that showcase less than nine gallery photos have been observed to be 20 times less likely to sell within sixty days (!) compared to listings with the ideal 22-27 images. So there is, in fact, a 'sweet spot' in the number of gallery photos that can maximize the chances of selling a property faster, often at a higher sales price.
How many is too much?
Interestingly, listings with more than 28 gallery photos tend to sell slower compared to those with 22-27 images. (or about 35 for a larger property with aerials or a bigger story to tell) Online shoppers become confused and overwhelmed when offered too many angles of the same space. The best performing listing galleries showcase only the best features of the property, culminating in a personal tour with the listing agent or seller.
